Bright, quietly located to the inner courtyard, newly renovated furnished 1-room apartment on 29sqm on the 1st floor. Márek Jozsef utca starts at the side entrance of the University of Veterinary Medicine. Heroes’ Square and the city forest are at the other end of the street. The apartment has a modern bathroom with shower. The new kitchen is equipped with a large refrigerator, stove with ceramic hob and microwave, as well as plenty of storage space. There is also a double bed (140cm wide), desk, wardrobe, shelves and a window overlooking the quiet inner courtyard. Several other veterinary students already live in the building.
We know all landlords personally and make sure that the rooms are exactly as pictured. Through our digital signature workflow, we also ensure that you receive a legally binding contract from home and can rely on being able to move into your room or apartment upon arrival in Budapest.
If you need help or something is not working as it should: We are on site and respond quickly. Our staff is basically multilingual (English, German, Spanish and of course Hungarian) and very dedicated. We will welcome you here personally and show you around, so you will quickly settle in and feel comfortable.
The house is located on Márek József Street, very close to the university. The Varosliget is a huge park nearby, where you can also find one of the largest thermal baths, the Széchenyi Spa, and in winter one of the largest ice rinks in Europe, the City Park Ice Rink. There is also the award-winning “House of Music” and the Ethnographic Museum, which is well worth a visit. While the University of Veterinary Medicine and McDaniel College are within easy walking distance, the metro lines 2 and 4 (from Keleti Central Station) take you everywhere.
1. if you have contacted us, possibly by telephone, and have decided on a room, you will be sent a link that will take you to a form. All you have to do here is complete any missing details and upload a copy of your ID so that we can draw up the contract. Here you can also decide whether you would like to conclude the contract with or without a parental guarantee.
2. a digital contract will then be created, which you will receive and sign online. The parental guarantee will also be sent to you with the request to have it signed by the guarantor. The signed documents are countersigned by the landlord and then all parties receive a digitally certified PDF. This will also contain the house rules.
3. if you do not choose a guarantee, we now need the deposit to be transferred to the account specified in the contract. To be on the safe side, send us a screenshot of the transaction so that we can reserve the room for you.
4. about 2 weeks before moving in, you will receive an email with details about the “check-in” and, if applicable, an invitation to the WhatsApp group of the shared flat. Please let us know your arrival day and time. We can hand over the keys between 9:00 and 18:00, or later in exceptional cases. If you arrive outside these times, coordinate with the other residents, as it is quite possible that someone will already be there.
5. the keys will be handed over at the agreed time at the address of the shared flat – the key will already be in your room. We will explain everything you need to know about the apartment and will also be available to answer any questions and help with any problems during the rental period.
This has to do with the semester start times, which are in February and September. The rooms are not rented out to anyone else in the short free periods between semesters and it is our job to ensure year-round occupancy. This is not a problem with 12-month contracts, which is why many landlords in Budapest prefer these long contracts. As a compromise, we offer half-year contracts that start on February 1 and August 1. By the way, August in Budapest is particularly worthwhile: there is the Sziget Festival, the national holiday including a large fireworks display, and many events to enjoy.
This is a fixed-term contract that must be adhered to for the agreed length of time. However, if you find a new tenant for the remaining period who is also acceptable to us and your flatmates, we can terminate your contract in return.
No, but in this case a deposit of two months’ net rent is required. In addition, the deposit must be credited to the landlord’s account immediately for the contract to become legally binding.
We only accept a parental guarantee for EU citizens. It must be signed by the guarantor (parents, family members). This means that only one net rent has to be paid. Incidentally, the guarantee is limited to 3 net rents, so with a rent of 330 euros this would be a maximum liability of 990 euros.
The service charges cover everything: janitor service, electricity, gas, water, internet and, in the shared flats with cleaning service, these costs too. Additional payments can only be made in the event of excessive electricity or gas consumption. However, as we check the meter readings every month, we can foresee such developments in good time and inform all flatmates so that they can react accordingly.
One example: in a shared flat, some residents had a particularly pronounced “need to shower” (around 40 minutes a day), which then increased gas consumption. The reference to possible additional demands helped (as did the reference to skin damage caused by too frequent showers :-) to limit the ritual to a reasonable duration and after 2 months everything was back to normal.
This is a flat rate for the final cleaning of the room and a maintenance fee, which we use if something breaks in the room due to normal use, or if something needs to be repainted, windows painted, etc. Occasionally we hear that landlords withhold the deposit completely and give flimsy reasons for doing so.
As you are only staying in the room for 6 or a maximum of 12 months, we cannot charge you for a complete renovation of the room, hence the flat rate – it is your share of the maintenance of the room.
If the apartment is completely empty (e.g. because it is new on the market), we can easily arrange viewings. However, if the rooms are occupied, we generally do not arrange viewings. At the end of the semester in particular, there is a build-up of deadlines for exams and examinations, so we would like to spare current tenants the inconvenience of frequent viewings.
